A five-minute conversation with the right questions tells you more about an HVAC mold inspector than an hour of marketing brochures. Use this list before you commit to anyone.
About the inspector
1. What certifications do you hold, and can you provide the certificate numbers?
2. How many HVAC mold inspections have you personally performed in coastal Baja specifically?
3. Do you also perform remediation, or only inspection? (Inspection-only providers avoid the conflict-of-interest of finding problems that just happen to need their remediation service.)
About the process
4. What instruments will you use — moisture meter, thermal camera, borescope, particle counter?
5. Will you collect air samples? How many, and from which locations?
6. Which laboratory analyzes your samples, and is it AIHA-accredited?
7. Do you inspect the interior of the ductwork, or only accessible components?
About the report
8. What does the final report include — photographs, thermal images, lab results, remediation scope, moisture-source diagnosis?
9. Is the report bilingual if I need it for insurance purposes?
10. How long will it take to receive the completed report?
About cost and independence
11. What is the total cost of the inspection, and does that include laboratory fees, or are those billed separately?
12. If mold is found, are you willing to recommend other qualified remediation companies, or only your own?

Vague answers, resistance to questions, or annoyance at your due diligence are themselves informative. Confident professionals appreciate homeowners who ask real questions — it usually means the working relationship will be smoother throughout.
