Once you've committed to remediation, the next question is always: how long will my home be out of commission? Honest answer — from half a day for a single mini-split up to a week for a complex central-air system with hidden contamination. Here's what determines where your project lands on that spectrum.
Single mini-split unit: 4–8 hours
The most common scenario in Los Cabos condos and vacation rentals. Technicians set up containment around the unit, remove and clean the plastic housing, deep-clean the evaporator coil, sanitize the drain pan, treat the internal blower, and finish with a targeted ozone treatment for the room. You can typically use the space by that evening.
Multi-zone or central AC: 2–4 days
Larger homes with multiple units or ducted central air require additional time for full-system containment, duct treatment, air testing, and ozone shock disinfection room by room. Expect one day for inspection and containment setup, one to two days of active remediation, and a final day for ozone treatment and post-remediation testing.
Whole-home contamination: 4–7 days
When mold has spread beyond the HVAC system into wall cavities, insulation, or absorbed materials, remediation extends to include demolition, drying, structural treatment, and rebuild coordination. This is far less common but does happen when problems have been ignored for years or after undetected water damage.
What can slow things down
Waiting on lab results (typically 3–5 business days for accredited testing), coordinating with HVAC technicians for repairs to the moisture source, and scheduling homeowner access. Reputable remediators build these into the timeline up front.
