A proper HVAC mold inspection is not a five-minute walk-through with a flashlight. It's a methodical assessment that identifies whether mold is present, where it's growing, what species are involved, and what remediation scope the situation actually requires. Here's what a professional inspection looks like from start to finish.
Step 1: Interview and visual survey
The inspector starts with questions — when did you first notice the smell, has there been recent water damage, when was the system last serviced, are occupants experiencing symptoms? A visual survey follows: registers, return grilles, visible ductwork, air handler, condensate lines, and drain pans.
Step 2: Instrument-based assessment
This is where a real inspection separates itself from a superficial one. A thermal imaging camera reveals temperature differences that indicate hidden moisture behind walls or ceilings. A moisture meter checks materials directly. A borescope camera goes inside ductwork and the blower housing. Relative humidity and temperature are logged at multiple points.
Step 3: Air and surface sampling
Air samples are collected using calibrated spore-trap cassettes: one outdoor baseline, one from the room in question, and one at the return air stream. Surface tape-lifts or swabs capture any visible growth. Samples are shipped to an AIHA-accredited laboratory for identification and quantification.
Step 4: Written report
You receive a written report with photographs, thermal images, moisture readings, lab results identifying species and concentration, and a specific remediation scope if warranted. A good report is understandable to a non-technical homeowner and specific enough that any remediation contractor could quote from it.
