Every step a legitimate HVAC mold remediation includes — and every step a cut-rate quote leaves out.

The word 'remediation' means different things to different companies, which is why comparing quotes is often comparing apples to oranges. Here's what a complete, professional HVAC mold remediation actually includes — use it as a checklist when reviewing any proposal.

1. Pre-remediation inspection and testing

A full inspection with moisture mapping, thermal imaging, borescope examination of the interior of ducts and blower, and air sampling analyzed by an accredited laboratory. This establishes baseline contamination levels and defines the scope.

2. Containment setup

Plastic sheeting seals the work area. HEPA-filtered negative air machines create pressure differential that prevents any spores from migrating into clean areas of the home during the work.

3. Source removal and treatment

Affected filters, gaskets, and porous components are physically removed and bagged. Coils are cleaned with EPA-registered antimicrobials specifically formulated for HVAC use. Drain pans are decontaminated. Ductwork is either mechanically cleaned with HEPA vacuums and rotary brushes or, in cases of heavy contamination, replaced.

4. Ozone shock disinfection

Commercial-grade ozone generators saturate the entire system and treated rooms with O₃, oxidizing residual spores and MVOCs in areas that physical cleaning cannot reach — including deep inside insulation and wall cavities.

5. Protective coating

An antimicrobial coating is applied to interior duct surfaces to inhibit future colonization.

6. Post-remediation verification

New air samples are collected and analyzed to confirm indoor spore concentrations are within acceptable ranges. You receive lab-verified proof of clearance — not just the contractor's word.

7. Written report and moisture-source recommendation

A final report documents everything done and identifies the root moisture cause with recommended corrections, so the problem doesn't return.
