HVAC cleaning is preventive maintenance
HVAC cleaning is a routine service: technicians vacuum ductwork, brush registers, wash blower components, and replace filters. It removes accumulated dust, pet hair, salt residue, and construction debris. If your system is mechanically healthy and no mold has colonized surfaces, a good annual cleaning keeps airflow strong and indoor air fresher. It's proactive, not corrective.
Remediation removes an active biological problem
Mold remediation is a controlled removal of active fungal contamination. It starts with an inspection that maps moisture sources, sampled air quality, and affected materials. The work area is sealed under HEPA-filtered negative pressure, contaminated surfaces are physically removed or treated with EPA-registered antimicrobials, coils and drain pans are decontaminated, and the system is finished with ozone shock treatment. Post-remediation testing verifies the result.
Skipping remediation and paying for cleaning alone when mold is present is one of the most expensive mistakes homeowners make. The colony returns within weeks, spores continue circulating, and you pay again — usually for full remediation.
Quick rule of thumb
No musty odor, no visible discoloration, no allergy symptoms in the home, and it's been over a year since your last service? HVAC cleaning. Musty smell when the AC runs, visible dark growth on vents or coils, or occupants reporting congestion, headaches, or itchy eyes? Get an inspection first — you likely need remediation.
