Full-time occupied homes: every 2 years
Full-time residents catch problems early through smell, symptoms, and constant system use. A comprehensive inspection every two years — combined with regular filter changes every 1–3 months and annual professional cleaning — is enough to stay ahead of contamination.
Vacation homes and seasonal rentals: annually
This is the highest-risk category. Homes sit closed for weeks at a time with elevated humidity, no one noticing that a drain line clogged or the AC was accidentally left off. An annual inspection scheduled before the peak occupancy season catches problems before guests arrive. Combine with a good dehumidification setup and remote humidity monitoring for best results.
Short-term rentals: every 6–12 months
High turnover, mixed occupant awareness, and constant AC use in high summer make short-term rentals especially vulnerable. Guests notice a musty smell instantly and leave bad reviews. A twice-yearly inspection protects both your guests and your listing rating.
Trigger events regardless of schedule
Schedule an inspection immediately after any hurricane or tropical storm, any water leak (roof, plumbing, appliance), any HVAC repair that involved opening the system, and any change in occupant symptoms or odor.
