Sometimes remediation is the right call. Sometimes it's smarter to replace. Here's how to decide.

When mold hits your HVAC system, the natural question is whether to pay to clean it or start fresh with a new unit. There's no universal answer — it depends on the extent of contamination, the age of the equipment, and what caused the problem to begin with. Here's how to think about it.

When remediation is the right call

The system is under 8 years old, contamination is limited to the coil, drain pan, and immediate housing (not deep in ductwork insulation), and the moisture source can be permanently fixed. In these cases, professional remediation costs a fraction of replacement and restores the system to like-new indoor air quality.

When replacement is the smarter call

The system is over 12 years old and losing efficiency. Interior fiberglass duct lining is colonized (cleaning fiberglass is impractical). The blower motor housing has porous components saturated with mold. Repeated remediation attempts have failed because the underlying design is inadequate for the climate. Refrigerant type is being phased out and future repairs will be expensive anyway. In these situations, remediation is throwing good money after bad.

The hybrid path

Often the best answer is replace some, remediate the rest. Replace mini-split heads and colonized flex ducting; remediate rigid metal ducts and the central air handler if they're recent. A good inspection report identifies exactly which components warrant replacement versus cleaning.

Don't forget the ducts

The most common mistake in HVAC replacement is installing a brand-new unit into old, contaminated ductwork. Within weeks, the new unit is contaminated too. If you replace the unit, budget for cleaning or replacing the duct system at the same time.

Fix the root cause either way

Whether you remediate or replace, the underlying moisture cause must be addressed. Otherwise the new system is on the same timer as the old one.
