Preventing HVAC mold is dramatically cheaper than remediating it. The playbook is straightforward, but in Los Cabos it requires slightly more discipline than in drier climates. Here's what actually works.
Control humidity aggressively
Target relative humidity between 30% and 50%. AC alone often isn't enough — pair it with a dedicated dehumidifier, especially during summer and any time the home sits vacant. A cheap hygrometer removes all guesswork and pays for itself many times over.
Change filters on a real schedule
Every 1–3 months, no exceptions. Set a phone reminder tied to the first of the month. Use pleated filters rated MERV 8–11 — high enough to catch fine particulates without straining the blower. Cellulose flat filters are false economy in this climate.
Keep condensate drain lines clear
Once a month, pour a cup of warm water followed by a small amount of white vinegar down the drain line access. This prevents the biological sludge that clogs drains and floods pans. It takes ninety seconds.
Schedule annual professional cleaning
A professional HVAC cleaning that includes coil washing, drain pan sanitation, blower inspection, and duct check catches problems before they escalate. In vacation homes, schedule it just before peak occupancy season.
Program the thermostat for absences
Never turn AC off completely when leaving a home for weeks. Set it to 26–27°C (78–80°F) with a smart thermostat, and pair it with a dehumidifier. This maintains a mold-hostile environment without racking up cooling bills.
Address moisture events same-day
Any water intrusion — a roof leak, a plumbing failure, a spilled cooler — needs immediate drying. Mold begins colonizing wet materials in 24–48 hours.
