The unmistakable signs

1. Musty, earthy smell — strongest when the AC first turns on, then fades. This is the classic signature of microbial volatile organic compounds (MVOCs) released by active mold.

2. Visible black, green, or grey specks around vents, on register grilles, or inside the mini-split fan blades.

3. Allergy-like symptoms — sneezing, congestion, itchy eyes, coughing — that improve when you leave the house and return when you get home.

4. A slimy or discolored drip tray under a mini-split, or standing water inside the unit's housing.

5. Increased frequency of headaches, brain fog, or unexplained fatigue in the household.

6. Visible dust or debris blowing out of vents when the system starts, or dark streaks staining the wall or ceiling above vents.

7. A filter that looks dark, damp, or has fuzzy patches after only a few weeks of use.

What to do next

If you see one of these signs, monitor closely and change the filter immediately. If you see two or more, stop running the system until a certified mold inspector can assess it.
