A musty smell coming from your AC is your home telling you something specific: microbial volatile organic compounds (MVOCs) are being produced somewhere in the system. That means moisture plus organic matter plus warmth — and mold. Identifying which of the five common sources is producing the odor points you to the fix.
1. Clogged condensate line
The most common culprit. Every AC unit generates condensation that drains through a small line. When that line clogs — very common in Los Cabos with airborne salt and dust — water backs up in the drain pan and stagnates. The pan becomes a petri dish. Flushing the line with warm water and a small amount of vinegar often solves this.
2. Dirty evaporator coil
Dust accumulates on cold, wet coils and turns into a slimy biofilm that hosts mold. This is a professional cleaning job — DIY attempts damage the aluminum fins and often introduce cleaners that leave residue.
3. Neglected filter
A filter left in place for months in a humid coastal home absorbs moisture and becomes a growth medium. Replace it and see if the smell fades within a day.
4. Colonized ductwork
Interior duct surfaces, especially flex duct with fabric linings, can host colonies well beyond the AC unit itself. This is when a smell persists after cleaning the coil and pan.
5. Hidden water damage upstream
Sometimes the smell isn't in the AC at all — it's water damage in a wall or ceiling that the return air is pulling into the system. Thermal imaging locates these quickly.
